Strata Property Act

The Strata Property Act is the legislation that sets out how strata (condo) buildings in B.C. are created, managed, and operated. It outlines homeowner responsibilities, bylaws, finances, repairs, insurance, and how the strata corporation functions.

For condo unit owners, it’s important to understand this Act because it guides how common property is maintained, how bylaws are enforced, how budgets and reserves are managed, and how disputes are handled – all of which affect longterm costs and dayto
day living within the building.

Strata Corporation

A strata corporation is the legal entity that is automatically created when a strata plan (for example, for a condo building) is filed at the Land Title Office by the owner‑developer. It includes all condo homeowners and is responsible for managing and maintaining the building’s common property, shared assets, finances, insurance, and bylaws.

Strata Council

The strata council is a group of owners elected each year at the Annual General Meeting (AGM) from within the strata corporation to act as its governing and decisionmaking body. The council handles daytoday operations such as enforcing bylaws, managing budgets, overseeing maintenance, and ensuring the strata complies with the Strata Property Act. Council members are responsible and expected to act in the best interests of all owners.

Strata Manager

A strata manager is a licensed professional hired by the strata corporation to assist the strata council with running the building. They handle administrative, financial, and operational tasks that volunteer council members may not have the time or expertise to manage, but the council remains the decisionmaker.
