Maintenance & Repair
Proper maintenance is essential to the long-term performance, safety, and appearance of your home. Homeowners are responsible for the routine care, cleaning, and upkeep of their in-suite components, finishes, fixtures, and appliances, in accordance with manufacturer recommendations and the homeowner manual.
Promptly addressing minor issues such as leaks, loose fittings, or wear can help prevent more significant damage. Some conditions may arise as part of normal building settlement and use and may not be considered defects. Warranty coverage applies only to qualifying construction-related issues and does not replace regular maintenance or repairs resulting from normal wear, misuse, or lack of upkeep.
For common property and shared building systems, maintenance and repairs are managed by the strata corporation or property management, in accordance with applicable bylaws and maintenance plans.
Alterations
Alterations, upgrades, or modifications to your home—including changes to plumbing, electrical, gas, HVAC systems, walls, flooring, or fixtures—may impact building systems, warranty coverage, and insurance.
Before undertaking any alterations, homeowners must obtain the necessary approvals from the strata corporation or building management and ensure all work is performed by qualified, licensed professionals and complies with applicable codes, permits, and regulations. Unauthorized or improper alterations may result in safety risks, damage to building systems, and loss of warranty coverage.
Homeowners are responsible for any damage, costs, or future maintenance arising from alterations to their home.
