Laminate Flooring

Laminate flooring in your suite is a woodbased product and will react to temperature and humidity changes. Homeowners are responsible for maintaining proper insuite conditions to prevent damage. Recommended humidity levels are 30%50%.

High humidity causes the flooring to absorb moisture and expand, which may lead to buckling, misalignment, cracked boards, or floor noise. Low humidity causes shrinkage, which can result in gaps, separation, or cracking. Seasonal expansion and contraction are normal, and minor gaps are not considered a defect.

Avoid using a damp mop, as excess water can cause permanent damage that is not covered under warranty.

Quartz Countertop

Quartz countertops are durable, lowmaintenance surfaces; however, they still require proper care to prevent damage. Clean spills promptly with mild soap and water, and avoid using abrasive pads or harsh chemicals, as these can dull the finish.

Although quartz is heatresistant, it is not heatproof. Do not place hot pots, pans, or appliances directly on the surface—always use a trivet or heat pad to prevent thermal shock or discoloration. Cutting directly on the countertop may cause scratches and is not recommended; use a cutting board for all food preparation.

Prolonged exposure to sunlight may cause slight fading over time, and seams or colour variations are normal characteristics of manufactured stone. Damage caused by heat, impact, chemicals, or improper use is not covered under warranty.

Cabinetry

To clean your cabinets, use water with a mild detergent or soap. Wipe surfaces dry immediately, as excess moisture can damage the finishes. Avoid abrasive cleaners or scrubbing tools. If grease is splattered onto the cabinets, wipe it off promptly to prevent staining or surface damage.

Caulking and Grout

Caulking is a sealant applied at joints between different materials on finished surfaces. If caulking is required in washrooms, silicone caulking is recommended as it is mildewresistant. For other interior joints, standard interior caulking may be used.

Grout is used to fill the joints between tiles on floors and walls. Grout lines, including corners, should be checked during regular cleaning, and any gaps or cavities should be repaired promptly.

Both caulking and grout can shrink, dry, or crack over time. It is the homeowner’s responsibility to maintain these materials. Regular inspections and preventative maintenance are strongly recommended to help prevent water penetration and damage.

Drywall

As your new home settles and materials dry, small cracks may appear on walls or ceilings. These shrinkage cracks are normal and often occur at drywall joints, around windows or doors, or at fastener locations. They are not considered defects and are classified as a nonwarrantable condition under BC Construction Performance Guide.

Suite Door Lock (Three-Position Thumbturn Lock)

Your suite door lock features a three-position thumbturn mechanism for added convenience:
  1. Vertical: Outside lever is unlocked.
  2. Partial Rotation (~20°): Outside lever is locked and the latch is disabled from the outside, so the handle will not turn even if the latchbolt is retracted.
  3. Horizontal: Deadbolt is thrown and the outside lever is fully locked.
